Heise's Plumbing completed a 3-day Class A licensed trenchless sewer lateral replacement & city main line tie-in for a 20-unit multi-family residential building at 240 Reina Del Mar Avenue in Pacifica, CA.
The Problem
A 20-unit multi-family residential building on Reina Del Mar Avenue in Pacifica, CA experienced recurring main sewer lateral backups beneath a busy roadway. The property owners needed an immediate, high-capacity solution capable of handling high daily discharge without tearing up hundreds of feet of asphalt..
Our Inspection
Our Class A General Engineering team completed a video camera sewer inspection of the main line beneath Reina Del Mar Avenue and identified severe joint separation and root intrusion requiring trenchless lateral replacement.
Our Solution
As a Class A Licensed General Engineering Contractor, Heise's Plumbing executed a comprehensive 3-day trenchless sewer line replacement. We setup a full roadway traffic control system with cones, safety barriers, and certified flaggers, opened a street access pit, pulled a continuous heavy-duty HDPE sewer lateral, and tied directly into the City of Pacifica main sewer line.
Final Results
The new HDPE sewer lateral was pressure tested, tied into the City of Pacifica main sewer line, backfilled, and asphalt restored, providing 100% full capacity for the 20-unit building.
Signs of Hidden Plumbing Leaks
Hidden water leaks can cause serious structural damage before they are discovered:
- Utility Bill Spikes: Sudden, unexplained increases in your monthly water bills.
- Musty Odors: Persistent musty smells in basements, bathrooms, or near cabinets.
- Wall or Floor Discoloration: Damp, bubbling paint, warped baseboards, or soft spots on flooring.
- Low Water Pressure: Sudden drop in pressure throughout the home or at specific fixtures.
Why Prompt Professional Repair is Crucial
Unresolved water leaks lead to structural wood rot, paint failure, ruined subfloors, and toxic black mold growth. Seeking professional diagnosis and repair prevents minor issues from turning into catastrophic home damage.
Plumbing Considerations in Pacifica
Pacifica features mature tree landscaping and older residential construction, which can increase the risk of tree root intrusions in underground sewer cleanouts and lateral pipes.
